Frequently Asked Questions

Why It is So Important to Stage A Vacant Home?

People Don’t Buy Houses, They Buy Homes The number one reason a buyer purchases a home is because it “felt home.”
It was warm, inviting and the buyer made an emotional connection with the home. When have you ever heard of an empty room described as warm and inviting? Sterile, cold and uninviting are the three most popular words to describe an empty room. Without Furniture, There Is No Frame Of Reference How big is the room?
Without furniture it’s incredibly difficult to tell the scale and size of a room.
When the buyer does not have answers to their questions-they walk away. What is this room for? Many times a buyer can’t even tell if it’s the living room or dining room in an unfurnished home. Don’t keep them guessing, because it only distracts them from considering the home as a purchase.
When A Room Is Kept Empty, Buyers Focus On Negative Details Can you imagine a brand new Mercedes without a paint job? Do you think people would notice the beautiful car or the missing paint? It’s so much easier to notice that crack in the wall, or the chip in the tile when there is nothing else to look at. Home Staging capitalizes on the positive aspects of a home, while de-emphasizing negative aspects in order to position a home that will make an emotional connection with buyers.
Only 10% of Home Buyers Can Actually Visualize the Potential of Home Nine out of every ten people walking in your home have no imagination of the wonderful possibilities your home has to offer them. They just can’t picture it. Don’t let a simple thing like no furniture or limited furniture ruin your sale. Don’t take those odds; they will hurt you in the price significantly!
Vacancy Rate Is At All-Time High According to the Census Bureau the vacancy rate of homes is at the highest level they have ever seen since they started tracking it 40 years ago! Your home needs to differentiate from all the empty homes on the market that will continue to stay there without considerable price decreases. Back to Top... :

My Realtor gave me some tips and I de-cluttered. Why would I spend the money to hire a professional stager? I can decorate it myself. ?

After living in a home for more than 2 years, it is almost impossible for people to “objectively” view their space and their sentimental belongings from a buyer’s perspective, allowing them to focus on spending their staging budget wisely. Elements of the home that may have annoyed us originally, we no longer notice. Our homes become very personal, filled with belongings that create memories and emotions, so that objectively altering them to fit a buyer’s perspective becomes nearly impossible to do ourselves! Have an Home Stager from our Company get your home into its most advantageous condition for showing. Back to Top...

What is involved with Staging a Home?

1). Initial home evaluation, starting curbside, lasting 1-2 hours, which assesses the needs of the home by doing a walk-thru of each room with the home owner and real estate agent. Photos are taken. (Design Elements, Ltd. Offers a FREE home evaluation) A focus on educating the home owner about the home staging process is key in the initial consultation/evaluation.

2). A detailed report of professional home staging recommendations - every home is different and Design Elements, Ltd will custom design recommendations based on the home owners needs, goals and budget. Recommendations can range from a 10 point detailed report for homes that just need a little help (homeowner can do) to full staging day(s) for more ‘troubled’ homes & Open House preparation. What are Home Preparation items before Staging?

In order to get the most out of our Staging Day and time, it is recommended that you follow this quick checklist to prepare your home to be transformed and get the most out of my time:

Disassociate yourself from your home – Staging success starts when you begin to view your beloved home as your number one commodity to sell! It’s impossible for a home owner to be “objective” with their belongings and home (that’s what I’m here for) but you can start by critically assessing each room and comparing them to the photos in my “Staging and Selling for Top Dollar Guide.” It will also help to say to yourself, "This is not my home; it is a house -- a product to be sold much like a car or piece of furniture I put on Craigslist”.

Commit to the Process – In this more competitive marketplace, there's no room for half-heartedness! You either commit to selling your home or hold it. Disassociating from your home and making sure it’s the best-looking home on the market in its price range is a first step. The Staging Process can be tough, but it gets results and allows you to sell your home faster and for more money if you follow through the entire staging process for optimum results.

Clear the items that I have placed a sticker on from each room – One of the primary goals for our staging time is to create a “sense of space” for the buyer and in order to do that, we need to clear out excess items that will not speak “positively” to our buyers. **It is ideal to obtain a storage locker for excess items and I have a recommendation and discount for one in my Recommended Vendors List. If it’s not practical given your budget to get a locker, then simply packing those items in the garage will work.

Pre-move or pack anything else we may have discussed in the Consultation – In order to insure proper handling, sensitive/valuable items or electronics will need to be moved ahead of time and will be discussed in the Consultation.

Repair/Update/Replace anything we may have discussed in the Consultation (or see attached list of ROI Recommended Cosmetic Improvements) – You can use my Recommended Vendors List or I am happy to offer Full-Service Vendor Coordination for your convenience at an hourly rate.

Have the home professionally cleaned (dishes done, beds are made, laundry put away, etc…) – One of the primary goals of our staging time is to get fantastic photographs of our completed rooms, so that the 9 out of 10 buyers online first viewing the photos, drive to your home! The best way to get the most out of our time, as well as great photos is to have your home professionally cleaned beforehand. I have a recommended cleaner and discount available to you in my Recommended Vendors List.

Clear your kitchen counters of excess and unused appliances, place your best cookbooks/kitchen decor items out for the Staging Day. – If you have appliances that you use regularly keep them out but consider packing excess glasses/dishes, so that we can find a convenient home for those items that you still need on-hand.

Clear off bathroom counters of any personal products, place your best towels out for the Staging Day

Packing Starts Now – Use my 3-Steps to Packing Process in order to start packing away the items you know you won’t need in the next six months. Carefully label the boxes and stack them in your locker or garage.

**Remember, it’s much easier to simply get rid of unused items today, then to unpack it tomorrow! Back to Top...

Can I Afford To Stage?

Absolutely! You can’t afford to NOT use a professional home stager. If a home isn’t selling, out of desperation, the home owner will lower their price. Typically the first price reduction is 10% of the original price. If you are selling a home for $100,000 and reduce the price by 10%, that is a $10,000 price reduction.  If you just take 2% of your original list price and invest that into professionally home staging, you will sell your home faster and there is no need for a price reduction! In turn, a faster sale is more money in your pocket. Staged 2 Perfection will spend your investment dollars so efficiently that you may be able to raise the list price of your home!
